Advice to the Tenant

At Donegal Rentals, we aim to provide tenants with good quality, fairly priced accommodation.

The following are some helpful hints for tenants.

Carefully calculate the total cost of living in the property

From your monthly income deduct the cost of

  • Rent
  • Utilities
  • Living expenses, e.g. food, clothing, travel costs, insurance, loan repayments etc.

One-off cost on acquiring a premises

  • Moving expenses. e.g. van or removal company.
  • Deposit . One month rent in advance. This cannot be deducted from final months rent. Deposit will be refunded to you on receipt of a satisfactory final inspection of the property.
  • Inventory compilation.
  • Tenant’s possessions are not covered by the landlords insurance.

Tenants viewing a property should have a check list. Here are a few suggestions:

  • Is property located in a busy noisy location e.g. close to a noisy pub or busy intersection?
  • Does the property have a garden. Is it a necessity?
  • Does the property have a car parking space?
  • Is there storage for recreational items e.g. bike, surfboard or whatever?
  • Is there good access to the property?
  • Check the notice boards for local activities of interest to you in your prospective neighbourhood.

Maintenance

  • Is the property well maintained? A well maintained property is indicative of a professionally minded Landlord
  • Adequate lighting and heating? Is there an up to date central heating system?
  • Is there a fireplace/stove?
  • Are the windows double glazed?
  • Is the property well ventilated? Be aware of musty smells that are indicative of dampness.
  • Can the accessible windows/doors of the property be securely locked?
  • Can the internal doors of the property be locked?

Light and Heat

  • Is there a fireplace?
  • How is the heating system operated?
  • Is there an up to date central heating system?
  • Are the windows double glazed ?
  • Is the property well ventilated ? Be aware of musty smells that are indicative of dampness.

Security

  • Can the accessible windows/doors of the property be securely locked?
  • Can the internal doors of the property be locked?

Appliances

  • Are appliances clean, operational and reasonably modern?

References

  • Donegal Rentals will require references from your bank, employer, and previous landlord(s).

Advice on becoming a tenant

  • Observe all the terms of the Tenancy Agreement.
  • Report any defects to Donegal Rentals immediately.
  • In order to ensure the return of your deposit, you must leave the property clean and orderly.
